Deck repair and replacement in Bend
Some decks need a weekend of new boards and screws. Others have a frame or ledger problem that makes replacement the safer call. A builder can tell you which after looking underneath.
Bend has plenty of homes from the 1970s through the 2000s with their first deck still attached, and plenty of newer homes where a builder-grade deck is already showing wear. Strong sun, dry winters with snow on top, and freeze-thaw cycles all work on wood, fasteners and finishes.
What usually goes wrong?
- Boards checked, cupped or splintered from years of sun
- Screws or nails backing out as boards shrink and swell
- Soft spots where water sat against the house or under planters
- Stair stringers cracked or loose at the top
- A ledger with no flashing, or one held on with nails instead of bolts
- Posts sitting on blocks instead of footings
Repair or replace?
| What the builder finds | Likely approach |
|---|---|
| Worn boards on a solid, well-attached frame | Replace the decking and fasteners, or move up to composite |
| A few rotted joists or a failing stair | Targeted framing repair or a new stair |
| Ledger problems, shifting footings or undersized framing | Often a rebuild, at least of the structure under the boards |
| Guards too low, too wide or loose | New guard posts and railing, or a new railing system |
Does repair need a permit?
It depends on what's being done. Replacing a few boards is different from rebuilding the frame or adding stairs. The City of Bend's guide says decks over 30 inches above the ground or with stairs need permits, so ask the builder and the city before structural work starts. Outside the city, check with Deschutes County or your city.
Is my deck safe to use in the meantime?
If a railing moves, a stair shifts or the deck pulls away from the house, keep people off that area until it's checked. Don't put a crowd, a filled hot tub or heavy planters on a deck you're unsure about.
Every deck is priced by the builder after a site visit, once they've measured, looked at the ground and the house wall, and talked through materials with you. We don't quote prices, and any number you hear over the phone is only a rough starting point.

Common questions
Can you just replace the boards?
Often, if the frame underneath is sound. A builder should look at the joists, ledger, hardware and footings first so new boards don't go on a failing structure.
Should I stain or seal after repairs?
For wood decks, yes, on the schedule the stain maker recommends. In Bend's dry, sunny climate many finishes wear faster than people expect.
